New Calgary program allows developers to build higher density downtown in exchange for community contributions

A new incentive program in Calgary aims to make it easier and cheaper to build homes in the heart of the city.

The City of Calgary is stepping up its efforts to get more housing in its downtown core, saying a new incentive will create 1,500 more homes in the heart of the city.

It explains the Downtown Density Bonusing Offset Program will lower the cost of construction and encourage new high-density residential development downtown.

“With the explosive growth we are seeing here, it’s clear that Calgary needs to build more homes,” said Mayor Jyoti Gondek. “Building homes downtown ensures we’re meeting demand, boosting affordability, providing options for Calgarians, and creating a more connected and livable city for everyone.”

According to the city, density bonusing is a planning tool that allows developers to add more suites, floors, or square footage, in exchange for investing in community amenities like parks, public art, community investment fund contributions and affordable housing.

It says the incentive program will offset the cost of eligible contributions to encourage new high-density residential projects in the greater downtown area.

The new program is part of several initiatives aimed at revitalizing the city’s downtown, alongside office-to-residential conversion, and new housing programs.

Applications open on June 1.
