Value of single-family homes up, condos down in 2026 Calgary property assessments

Most Calgary property owners will likely see a small increase in their property taxes this year.
The City of Calgary has sent out 614,000 property assessments this week, worth more than $457 billion in assessed value.
According to the city, the tax base increased $15 billion from last year.

Overall, the typical residential and non-residential property market value change from last year is one per cent.
For 2026, the average single-family home was assessed at $706,000 up from $697,000 last year.
The 2026 assessment for the average condo decreased to $347,000 from $359,000 in 2025.
Assessments are based on factors like lot size, age, renovations, and location, as of Dec. 31 and market value as of July 1, 2025.
One’s property taxes are tied to that value and used to determine your share of the total property tax revenue.
Councill approved a 1.6 per cent property tax increase for 2026, which works out to roughly $4.50 more a month for the average homeowner.
City officials say it’s expected 60 per cent of residential property tax will stay in Calgary and 40 per cent will be collected by the province. However, that number won’t be finalized until the province completes its budget in the spring.
A property assessment is used to determine property owners’ share of property tax, but the city says it’s important to remember it’s not a tax bill.
There is no payment required, and if a property owners feels the assessment is an accurate reflection of their market value from July 1, 2025 and has no questions, no action is required.
Owners concerned about their assessment should visit the city website or call 311 before March 23, which is the last day of the customer review period.
On Jan. 28 a city assessor will hold a Q and A session to help property tax owners better understand their assessment.
