New developments, office-residential conversions to add 1,100 new homes in Calgary’s downtown west end

    Another office-to-Residential conversion building opens to downtown residents as part of Calgary’s downtown revitalization strategy. Phoenix Phillips reports.

    The City of Calgary is hoping three large residential developments and two new office-to-residential conversions will revitalize the city’s downtown west end and bring much-needed housing to the area.

    Calgary’s Downtown Incentive Program is expected to add more than 1,100 new homes within two blocks of the downtown west end, as well as $350 million in private investment.

    “I am excited to see the several transformative projects in the west-end of our downtown come to life. These developments are key to revitalizing Calgary’s downtown, creating over 1,100 new homes and driving economic growth,” Mayor Jyoti Gondek said. “Public investment in previously vacant areas in our downtown is spurring significant private investment, enhancing property values, generating tax revenue and boosting business opportunities.”

    The new residential developments include a 268-unit mixed-use residential tower at 526 4 Avenue SW, set to open in 2028, the Cantiro 4th Ave Tower at 410 6 Street SW — a 30-storey mixed-use tower with 315 premium rentals, commercial space, and a connection to the plus-15 network — expected to be completed in late 2027, and the Cidex Development at 425 5 Street SW, which will be a 234-unit residential community when it opens in 2028.

    One office-to-residential swap ready for move-in, another come summer

    The latest of Calgary’s office-to-residential conversions is complete.

    Eau Claire Place I, on 3 Street SW, has been reimagined as The HAT at Eau Claire Place.

    The city says the building has 87 new homes ready for occupancy. A gym and lounge were also part of the building’s conversion; it already had a central elevator and underground parking.

    By summer, Calgary can expect another completed project; Eau Claire Place II has been transformed into the Eau Claire Residences. It will house 195 premium rentals, a rooftop patio, gym, and in-suite laundry. It will also be connected to the plus-15 network.
